The Geyser building AT 100 PARNELL RD, Auckland sets a new benchmark for environmentally sustainable design. It’s the first recipient of the 6 Green Star – Office Design rating from the New Zealand Green Building Council.
Geyser embraces three street frontages and occupies the entire end of a city block. It can comfortably house up to 450 people in light, open-plan spaces. Geyser has 24 offices, a spacious retail floor sited around an open plaza, and a 165-car stacking machine. The offices, with floor to ceiling glass, can be joined together to make larger areas.
Geyser’s high-tech innovations mean it has the capability to use one-third less energy than a standard office building and half the amount of artificial lighting and water. Staff and visitors will be breathing 100% fresh air, compared to 25% in air-conditioned offices.
The 165-car stacking machine offers precision parking, which means vehicles can be spaced with only a 75-100mm space between wing mirrors. Simply park your car in one of four virtual garages where a turntable will spin it around, load it into a lift and take it to an available space. When you’re ready to leave, just swipe your card and the machine will return your car.
Say goodbye to airless, artificially lit office cubicles; Geyser represents the buildings of the future, today.
Businesses who locate here will be making a statement about their commitment to staff, customers and the planet.
GEYSER TENANTS SAVE MORE THAN JUST THE ENVIRONMENT
As well as being architecturally innovative and at the leading edge of sustainable design, Geyser can save businesses money – in lots of different ways.
- reduce operating costs by using less electricity on lighting, air conditioning and heating
- reduce water costs with the low-flow bathroom fittings and rainwater collection system
- increase staff health, happiness and productivity; reduce lost production through sickness and absenteeism
International studies have shown that improving the quality of the work place has a huge impact on productivity. Happy workers are hard workers.
The New Zealand Green Building Council, which awarded Geyser New Zealand’s first 6 Green Star – Office Design rating, says much of the focus of green buildings is on energy and water savings but the quality of the working and living environment is just as important.

BEAUTIFUL, SUSTAINABLE, AVAILABLE.
Divided into five separate buildings linked by walkways, Geyser’s tenants will enjoy a courtyard that maximises natural light and exterior views, and creates a sense of community. Each of the five ‘sub-buildings’ is wrapped in a dynamic, three-dimensional, semi-reflective white twin-walled façade. This creates natural heating and cooling ventilation by way of thermal currents rising up through the void spaces.
In winter the warm air significantly minimises heat loss, while air pumped into the building is pre-warmed. In summer the entire outer skin opens electronically to fully ventilate the wall cavity by creating cross convection currents from the cooler southern elevations of the buildings.
Geyser has its own rainwater harvesting system to store and supply water to low flush toilets and irrigation systems.
As well as its sustainable and innovative design features; Geyser is located near the new Parnell railway station, currently under construction, and the bus network. There are cycle parks, showers and lockers to encourage active transport and 25% of spaces in the state-of-the-art 165-car stacker are designated for small cars.
Geyser promotes environmental, cultural and social wellbeing. It’s a workplace to be proud of.
